Make Rockhampton concrete last 40 years instead of 15: the maintenance schedule.

Concrete here does not die of traffic. It dies of water and ground movement. Four habits do almost all of the work: keep stormwater off and away from the slab, keep the control joints sealed, wash salt and tree litter off a few times a year, and reseal decorative concrete every 3 to 5 years at $12 to $30 per m². On an average block that is $150 to $400 a year. Skipping it is what turns a driveway that should have lasted 40 years into a $9,000 to $14,000 replacement at year 15. What actually attacks concrete in Central Queensland

Maintenance advice written for Melbourne or Adelaide is close to useless here. These are the six things that genuinely shorten the life of concrete between Gracemere and the Capricorn Coast, in the order they cost people money.

1. Reactive black soil that swells and shrinks

Large parts of Rockhampton, Gracemere and the Fitzroy flats sit on reactive cracking clay, commonly classed M, H1 or H2 under AS 2870. That clay swells through the wet and shrinks through the dry, and the movement is not even: the side of a slab under a wide eave stays dry all year while the exposed side takes every storm. Differential movement is what cracks slabs here, not load.

The maintenance lever is moisture stability. Keep stormwater away from the slab edge, keep the garden watering even rather than soaking one side, and be careful with trees. A maturing tree draws moisture out of clay for a long way around it, and the engineering rule of thumb is to keep large trees at least their mature height away from a footing, further again for a row of them. 2. The wet season, and everything it blocks

Rockhampton takes roughly 800mm of rain a year and most of it arrives between December and March in a handful of intense events. Silt fills surface drains, leaf litter blocks grates, and ag line outlets choke up quietly over two or three seasons until the day they are needed. Water that cannot get away sits against the slab edge and washes the base out from under it. Clearing a blocked ag line costs $250 to $600. Repairing what a blocked one does costs $1,800 to $4,500 to lift a slab with resin, or the full replacement price.

3. Ultraviolet light and heat

The city sits on the Tropic of Capricorn, so UV is high all year, not just in summer. Surface temperature on a dark coloured slab in January can sit well above 50 degrees. UV is what destroys sealers and fades oxide colour, which is why a product rated for five years in a southern city needs redoing here every 3 to 5. It also matters on the day of the pour, which is why we start at first light between October and March.

4. Salt air on the coast

Within a couple of kilometres of the surf at Yeppoon, Cooee Bay and Emu Park, airborne chloride is the dominant enemy. Salt migrates into the concrete and corrodes the reinforcing steel wherever the cover over it is thin. Rust expands, and the concrete over it pops off in flakes, which is spalling. Coastal work is specified for that exposure with a higher grade mix, commonly 32 MPa instead of 25, and more cover over the steel. Once a spall starts, repair it early at $400 to $1,200 a spot, because the rust travels along the bar.

5. Tree litter, lichen and organic staining

Poinciana, mango, fig and jacaranda litter stain concrete badly and hold moisture in shaded corners, which grows lichen and moss. That is not just cosmetic: a lichen covered path is genuinely slippery when it is wet, and slip resistance is the one maintenance failure that hurts someone. A seasonal sweep and an annual clean deals with all of it.

6. Bore water, sprinklers and fertiliser

Iron rich bore water thrown onto concrete by a sprinkler leaves orange staining that is close to permanent once it has soaked in. So does fertiliser sitting wet on a path. Both are trivial to prevent by moving a sprinkler head or sweeping up spilled prills, and expensive to reverse: rust stain treatment is $120 to $350 and often only partly successful, and resurfacing is $45 to $90 per m².

The cost of neglect, in real numbers

  • Joints: resealing is $30 to $60 per lineal metre, so $400 to $900 on a typical driveway once a decade. Ignore it and water gets under the slab, which becomes $1,400 to $2,600 a panel or $9,000 to $14,000 for the whole driveway.
  • Drainage: flushing an ag line is $250 to $600. A blocked one that undermines a driveway is $1,800 to $4,500 to lift with resin injection, and that only works if the slab itself is still sound.
  • Decorative sealer: $900 to $1,600 to reseal 60m². Leave it and the surface matrix goes, and resurfacing is $45 to $90 per m², or $2,700 to $5,400 on the same area.
  • Coastal spalling: $400 to $1,200 for an early spot repair. Left three years, the rust travels along the bar and you are into $80 to $160 per lineal metre of edge rebuild.
  • Trip lips: $150 to $400 to grind. The alternative is a public liability exposure at your own front gate, and if the property is tenanted it is also a repair obligation with a legal timeframe attached.

Add it up and a sensible annual budget is $150 to $400 a year on a plain concrete block, and $400 to $900 a year where there is decorative work to keep sealed. Against a replacement cost of $9,000 to $14,000, that is the cheapest insurance on the property.

What voids a warranty, and how to keep yours

Sealer manufacturer warranties

Sealer warranties are voided more often than they are claimed, almost always for the same handful of reasons: applying over concrete less than 28 days old or still damp, applying in direct sun above the surface temperature limit on the tin, spreading the product further than the stated coverage rate to make it go around, using an acid or an unapproved cleaner, skipping the specified primer, and pressure cleaning above the stated pressure. Keep the product name, batch number and date of every coat somewhere you can find it, because that is the first thing you will be asked for.

Workmanship and statutory warranties

In Queensland, building work valued over $3,300 must be carried out by a QBCC licensed contractor and residential work over that threshold attracts Queensland Home Warranty Scheme cover. The QBCC statutory defects periods are 12 months for non structural defects and 6 years and 6 months for structural ones. What weakens your position on a workmanship claim is changing the conditions the slab was designed for: running vehicles heavier than the design load over a domestic driveway, altering the drainage, cutting into the slab, or letting someone add water to the mix on site to make it easier to place.

Shed and structure warranties

Rockhampton and the Capricorn Coast sit in a cyclonic wind region, so shed manufacturers specify the slab thickness, the edge beam and the hold down bolt pattern to suit their frame. Pour a slab that does not meet their specification, or bolt down differently to their drawing, and the shed warranty can go with it. The honest bit: what you do not need to do

You do not need to seal plain grey concrete. It will last 40 years without a drop of sealer, and any pressure to put a coating on a plain broom finished driveway is a sale rather than a recommendation. Seal decorative work, seal a workshop floor you want to keep clean, and leave the rest.

You do not need an annual sealing contract, and we do not sell one. A decorative driveway needs recoating every 3 to 5 years in this climate, not every year, and doing it too often builds up film that eventually peels and has to be stripped at $15 to $35 per m².

You do not need to fill every hairline crack. Fine cracking and crazing is normal in concrete, it is not structural, and filling it does nothing except make it more visible. Concrete maintenance questions

How long should concrete last in Rockhampton?
A plain broom finished driveway poured properly on stable ground should give you 40 years or more, and an engineered slab on reactive black clay should do the same. Without maintenance, the same driveway is usually tired and lipping at 15 to 20 years. The difference is almost never traffic, it is water getting under the slab and joints that were never resealed.
Do I need to seal plain grey concrete?
No. Plain broom finished concrete does not need a sealer to last, and we will tell you so rather than sell you one. Sealing is worth the $12 to $30 per square metre on exposed aggregate, coloured and stencil work, where the sealer is protecting the appearance you paid extra for, and on a slab you want to keep stain free such as a workshop floor.
How often does exposed aggregate need resealing in Central Queensland?
